The closing-soon shelf: 29 KWCG projects that say move-in ready or name a 2026–2027 closing

By MyHomeDeals editorial · Published 2026-11-03 · KWCG Market Data

A census of the occupancy field across all 115 KWCG records: 29 Now Selling projects state move-in-ready or quick-closing availability, or name a 2026–2027 closing — quoted from the record. A record that names no timing is not on the shelf.

Timing-first shopping usually starts from a builder’s “quick closing” banner. This post starts from the catalogue’s occupancy field instead — all 115 KWCG records read one by one. The shelf rule is strict: a record is on it only if it is Now Selling and its occupancy text states move-in-ready or quick-closing availability, or names a 2026 or 2027 closing. Twenty-nine records qualify. The wording below is quoted from the record, never paraphrased into a promise; a record that names no timing is not on the shelf, whatever its marketing says. The full Now Selling shelf is the wider view — this is the slice of it that can actually hand over keys soon.

The shelf spreads across all four city hubs — Kitchener holds ten of the 29, Guelph nine, Cambridge eight and Waterloo two — which is itself a small market fact: Waterloo holds 26 records of its own, yet puts only two on this shelf — its published timing is the thinnest in the region.

Who is not on the shelf, and why

KWCG has 40 Now Selling records; 11 fail the rule, for three distinct reasons. Two carry no occupancy text at all (Woodside, Copper Club at The Metalworks). Seven publish no timing — their occupancy lines say “not published”, “closings vary by lot”, or direct the buyer to confirm with the builder. And two name a real date that is simply not soon: Laurel Creek (“Closings April–May 2028”) and Strata Condos (“2028, from February 2028”). The other 75 KWCG records are not Now Selling, so the question does not arise for them yet. Nothing about an absence here judges a project; it states what its record publishes, which is the only thing a buyer comparison can honestly rest on.

The honest gaps

  • Occupancy text is free text the builder published, quoted here rather than interpreted. “Construction complete” (Anthem at The Metalworks) is shelved as the built statement it is; phased records are shelved on their fastest stated track, with the slower phases named in the same row.
  • A “move-in ready now” line is a snapshot of a selling shelf, not a reservation: builders sell through inventory, and the line’s currency is the record’s verification date. Confirm the unit and its closing on the project page — or through the worksheet, which routes the question to the project it belongs to.
  • Records whose timing is “not published” may well close soon in fact. They are excluded because this catalogue prints what is published, not what is plausible.
